Studios and 1-bedrooms are getting more compact and now make up the majority of U.S. apartments.

On the bright side, two- and three-bedroom apartments are increasing in floor space. These larger types are contributing to the average U.S. apartment bouncing back to 916 square feet after a sharp decline.

Here’s a quick recap of the key highlights from our report:

  • Studios and one-bedroom units, responding to high housing demand, now dominate the new apartments market with a 54.3% share.

  • Studios lost 54 sq. ft. over the last decade, while three-bedrooms grew by 19 sq. ft.

  • Still, cities like Chicago (+97 sq ft) and San Francisco (+73 sq ft) now offer larger rentals.
